Institutional big-box transactions in Reno-Sparks saw a strong rebound in 2024, with nine sales accounting for 63% of the year’s total transaction volume, alone surpassing the entirety of 2023’s industrial sales.
To cap off 2024, DCG Industrial helped facilitate the sale of 55 Vista Blvd on behalf of the seller, which was acquired by @caprockpartners.
55 Vista is a 117,000 SF single tenant building in the Sparks submarket. CapRock expands their Northern Nevada portfolio to over 1 million SF, and 5.37M SF statewide.
The appetite for low-coverage industrial sites remains strong, and we were pleased to secure a strong tenant for our landlord client within just a couple weeks of bringing this 3.7 acre property to market.
The tenant, POKRAJAC CORPORATION, is an established general engineering contractor in the region, specializing in excavation, grading, paving, public works, and utilities. The company will use the property as a new satellite facility to support its Reno-Sparks operations.

2024 posted a significant decline in lease transaction volume in Reno-Sparks, down 26% year-over-year with 3 consecutive quarters of less than 1 million sq. ft. of gross absorption. The 5k-30k SF size range captured 65% of the lease transactions, showing stability among smaller businesses.
Industrial vacancy in Reno-Sparks increased from 7.1% to 10.7% during 2024 with 4.39M sq. ft. of negative net absorption over the course of the year. The North Valleys and I-80 East Corridor remain the leading submarkets for availability with 6.8 million SF of direct availability combined, accounting for 57% of total inventory.
It was a privilege to represent Kerak Shriners in the sale of their building. The 14,000-square-foot industrial building had been owned and occupied by Kerak Shriners, the Reno chapter of Shriners International, since 1980. The Shriners will be relocating within Reno to optimize their footprint while utilizing the proceeds of the sale to further invest in their mission of providing medical aid to children in need.

Self marketing on CL doesn’t give it enough exposure. Brokers wont take it seriously enough to put in front of clients, if they can even find it.
GameStop signed a build-to-suit to lease last year on a new 531k SF building. The building immediately went up for sublease upon completion last quarter. Not really the kind of story I like to hear, but interesting to see. I have a feeling it will get absorbed quickly.
