Entire Northeast U.S. has 79,000 listings. Lowest level on record.
People are leaving Florida. And moving back north. A structural trend that will likely last years, and cause Florida's housing market to decline for an extended period.

Active housing inventory for sale is rising pretty much everywhere
Not because a lot more has come up for sale
Instead, it’s because demand has slowed, and isn’t absorbing (buying) new inventory at the same rate
Thus inventory is stacking

Inventory in Florida is now officially at its highest level in at least 7 years.
141,000 active listings in July 2024.
Up 70% from last year. And 276% from pandemic low.
These type of inventory gains are huge and suggest big downward price pressure in H2 2024. Be careful if you're buying in Florida.

@nickgerli1 The “bubble” seems regional, not sure how that national averages are indicative of what’s happening at the ground level. Houses seem to be moving outside of the Sun Belt.
U.S. mortgage rates are holding around 6.8% (for the 30-year fixed), near 12-month lows, but this isn't doing much for the housing market: mortgage applications for purchase loans remain mired near multi-decade lows
