@ThinkAppraiser I basically did this EXACT scenario. I’m not at your “perfect scenario” numbers and I don’t flip houses, but I’d likely fall into your “above average” category. Just need the appraisal industry to stay viable for a few more years, then early retirement ✌🏻
@realEstateTrent Isn’t this why some banks are failing? Didn’t manage their investment risk? Thought most banks sold loans and only retained the servicing so not sure why they’re failing. Would love to know how that end of it works
@Jamey121212@Genetics56 Agree 100%. If “my team” isn’t in a position to ever even have a chance at a playoff (I realize they are a long shot no matter what), I’ll never watch another CFB game again. Partly due to no interest, partly out of spite.
@realEstateTrent Did an appsl for a duplex this week. Bidding war. Contract was for $12k over ask. Sale price was not supported. I incl an operating stmt for lender to show that if borrower actually accounted for everything, the cap rate was 5%. They could buy US Treas’s for similar roi-no risk

@RealLifeRentals Dispute it. Ask for a second opinion. Most appraisers would rather give a range. The form/Fannie Mae makes them out a single number in it. I wish they’d change it to where the appraiser does not know the sale price.
