@Kathbum Maintenance wont cover the replacement of the roof, this would be refurbishment. The roof is part of the building envelope and all parties would have shared liability. I would though, insist on seeing an independant roof survey that stated the roof was past its servicable life.

@RupertMyers You will be able to see some light from certain angles but some areas look too bright. And if that is under tiling felt fitted, it is too taut. Need to have drape between the rafters
