@Ben_Aaronovitch I would use „Naja eigentlich…“. The „naja“ implies a mixture of agreement and disagreement, similar to „well actually…“. If you want a proper „in fact“ translation you could go for „if we want to be really precise“ which would be „Wenn man es ganz genau nimmt…“.
