@poorcope In Canada, it's the only way for municipalities to pay for the services they supply our communities. In BC, seniors can defer property taxes until they sell their home. Then the accumulated taxes are deducted from sale proceeds. It's a great way to do it and seniors love it.

To derive the value already lost to VC, just measure the area of each building underneath a view cone. Subtract that from DD max density (7)

@donnelly_b Yes, but only if they also fully disclose their true profit, expressed as a function of the equity they used to create their development ( cash on cash). That way, the public can judge if government fees are too high, or too low, relative to developer profit.
@Khelsilem Not enough density. The city of Vancouver isn't building high enough, or dense enough. Burnaby and Coquitlam are doing far better these days with approving reasonable high density developments. Been to Lougheed mall lately? Bold thinking, addressing housing. #moredensitynow

@iamkennethchan But what about the 2 existing bike routes already in place one block north and one block south of Broadway? Is a 3rd one on Broadway necessary? The two bike routes on either side of Broadway aren't yet at capacity.
