But they are terrified this will spiral down into more than the 20% correction and end up stuck there forever or basically sell the flat at a ridiculously low price. I think they are a little too paranoid but that’s the sentiment

What I suspect is lots of prospects do have large estimates for the flat and LH associated cost risks (lots of news recently and no sign of reform) and there's no way out other than, well, slash prices?
