1. As part of the new National Spatial Policy, 50 regional urban planning blocks are planned for cities with population of more than 10 lakhs.

2. The policy strongly recommends states to should employ a transit-first and rail-led growth. That would mean growing along RRTS, and Metro lines.

3. The Japanese concept of land readjustment (Image 1), known as Kukaku Seiri, will be employed.
Under this model, landowners temporarily hand over their plots to the government, which then reorganizes irregular parcels into regular, well-shaped lots, without the need for land acquisition.

This is a Forrest Gump of an essay. Makes everyone happy with an easy villain (the robber baron business titan). But inspect a little deeper and a lot of it chatGPT level slop.

He says American business sponsored R&D. True - but a quick Grok search reveals this started in 1860s (Johns Hopkins being the first privately funded research institute) - when the US was already the world 2nd largest economy - both aggregate and per-capita. It was a rich economy - so R&D to make bleeding edge products for it's own population makes sense.

But India is still one of the poorest economies. At this stage - our population doesn't need bleeding edge products - but just needs to catchup. The 'execution' mindset he decries is exactly what we need. We don't need to invent need new fibre glass cabling - but lay the ones already invented countrywide (exactly what Ambani did with Jio).

And why would any business invest in R&D institutes - when the Govt.s much better known R&D institutes merely turned into training centers for would-be emigrants? Only someone with zero skin-in-the-game, seated in ivory towers of thinktanks, advise business people to make such bone-headed moves.

Take another point he makes flippantly about poor construction quality tieing it to poor business practices by the Oligarchs. But it's evident in India that if one wants good construction quality, one goes to - cough cough - the largest builders (yes - the usual Oligarchs). The small ones are way worse. So how is it that big business is responsible for poor construction?

And have you even seen the building qualities of Govt. PWD departments and the DDAs/BDAs and the lot? The ones with supposedly better worker's rights and compensation? Scandalous! The reality is inverted. Socialist worker's rights oriented Govt. bodies produced shit construction. And the supposedly oppressor class Oligarchs actually have been the saviors.
