A foreigner walks into a glossy law firm in Phuket and asks one question

can I buy this house legally?

The lawyer says yes. Thai shareholders are found to front the company. An accountant arranges the share classes. A notary signs it off. A government office registers it, stamps the land transfer, and collects the fee.

Now count the hands on that deal. Almost every one of them was Thai, or licensed and working in Thailand. And every single one of those people knew, as a matter of professional certainty, that the structure broke the law.

There was exactly one person in the chain who did not know. The foreigner at the very end of it, the one who paid good money to be told he was safe.

He is the one getting the summons.

This is the part of Thailand's nominee crackdown nobody in authority wants to talk about. Not whether the law should be enforced, it should. But when a law sits unenforced for twenty years, registered and taxed and stamped by the state the whole time, who actually pays when the politics finally shift?

The lawyers who built it keep their fees. The officials who waved it through keep their pensions. The buyer who trusted them loses the house.

It is easy to raid a villa. It is much harder to walk into the glass tower where the structure was drafted and ask those people to account for twenty years of the very same signature.
