I just like when the pros admit that new construction is by and large a shitty product when it comes to the entry and even move up markets. Specifically speaking to suburbs and sprawl, It’s certainly become a product nobody would choose outside of what they can afford, and as you mentioned, having that new car smell. It’s a shame. The publics and regional builders need to be kicked in the ass hard, and buyers should wake up. I think it’s much less about product risk and mostly about affordability. But damn I feel for all the kids who grow up in those soul-less, density driven tinder boxes.
