@biancoresearch How about raising rates which will in turn force the boomers to drop their prices. Higher housing costs balanced out by lower house prices paid. Rates can always come down later after the price drop. Cutting rates as in the past has rewarded boomers as they raise house prices.

What is a graduate calibre job. 30 yrs ago, it was a profession with likely training towards professional qualifications. Since the graduate pool has been quadrupled, the quality of roles has obviously declined as there are limits to the numbers of lawyers ,accountants, and surveyers needed. Example: Accountant never used to be a graduate level job. My neighbour that is an accountant told me once upon a time you could start with A levels and then study p/t for professional qualifications in accountancy. Some people left uni and went straight into accountancy, but not most. Likewise computer programming, once upon a time the qualification was can you program. Then it changed to 'do you have a degree and can you program'. Now it's do you have a 1st or 2.1 STEM degree from a Russell Group Uni, and can you program.
