A tenant asked me if they could lose their deposit for holes on the wall left after removing a picture frame. As always, it depends on the #contextRE. On the first image, you see one hole. It doesn't really make the wall look damaged. Same with the second picture. If your walls look like that, you should not be charged. As you scroll along, you see a wall that looks damaged as a whole because of the number of holes left behind. That's when a landlord would have the evidence to keep part of your deposit.
Came across this book, great read, but I wish it would’ve given me the true instructions on how to make the best coffee at home…
You see, it’s not where the coffee beans are from, the process of brewing, or the machine used that makes the best coffee the best coffee at home.
The best coffee at home will be the one you brew on a random Tuesday morning right before work. Your wife is putting on makeup and telling you to not forget to pick up the kids after baseball practice. She also wants you to either fix the leak under the sink or call the plumber. You ask yourself why you didn’t buy the new construction home that came with 10 year warranty…
The nagging is a bit annoying, but you don’t complain because you actually enjoy being useful.
When your wife sees the awkwardly shaped heart on the latte you made, she just says “awww” kisses you on the cheek, grabs her purse and heads out the door.
Too bad there’s no instructions to find that type of love.
Who knows, maybe @jimseven will help me co-author the next chapter of this book? 👀
For years, I've been able to very accurately tell how much a house in San Francisco would sell for. I usually don't even have to see the place to know. But fast forward to the last 2 months, I most definitely have to see the property in person and make more calls. My homework has tripled. Emotion and AI money has completely taken over.
@thealepalombo Sadly most of these charts always generalize- Its why sacramento is on that list. Technically a great place given its vicinity to tahoe and bay area. But still 🤮
Ideas on how cities can get some revenue? Hire people to police real agents who don’t follow procedures for AI marketing. Share those fees (when agents are fined) if a person successfully reports someone who didn’t do their job correctly.
@zillowgonewild yo i'm buying a house now and it's legitimately insane half these houses are AI staged with zero disclosure some of these realtors deserve electric chair
Blame the boomer real estate professionals acting like they know everything telling people that they’ll be able to refinance. Rule of thumb, if the 75 year old giving you advice on how to manage your finances is still working the real estate grind and living transaction to transaction at that age ( and they’ve “been doing it for 40 years”) they don’t know what they’re talking about. Run away from those.
Years ago, I told the world that we would continue to see a high interest real estate market. Today, I'm here to tell you the prediction that the rates will stay high for the next 10 years. Ignore those that tell you "you can always refinance" MOST won't be able to refinance, it won't make financial sense. Let me teach you how to buy real estate today, so that you don't have to worry about tomorrow.
@unusual_whales Before you buy a house with her, ask her “hey are we going to share our last name when we get married?” Will save you thousands if not millions of dollars.
For my SF friends:
Is owning a garage in San Francisco worth $100,000 ?
I have the option to buy one right now and having a hard time deciding on whether getting $100 parking citations here and there is the price one pays for parking or if buying it makes more sense.
