I miss those days
The haters, thieves & bad actors…not so much
Haven’t heard of many newbies tryin’ to get into RE lately
It was funny having them tell me my offers wouldn’t work & that syndicating would just be easier
They wouldn’t structure the deal for protection
Sigh
They’d DM & call for advice then say “I’d never do that!”
I miss ‘em
A handful of them were truly brilliant
But when liquidity dries up, you’ve got only one asset class & one way to buy that’s how the real estate world cleanses itself
The assets go back to their rightful owners
Their equity was leased not purchased
And for some it’s gone
The old heads that couldn’t hardly make a deal when the market ripped
Those are the people that are still here
The grinders
The ones that previously got punched in the face & were tough enough to endure & eventually flourish once the cycle let them
That’s who you should be getting advice from
The good brokers are still here too, they know how to work hard & hedge risk

We don’t discuss the demise of the farmers market enough.
What was once a place for serious connoisseurs of produce, a place where home cooks could brush shoulders with local chefs and talk to the vendors about new varieties of pluots has become a hollowed out shell of itself.
Today it’s nothing more than a performative ritual; a theme park filled with a sea of strollers being lifelessly piloted by dads wearing performance fleece, clutching on to their iced oat milk lattes.
“Is this organic?”, they ask, before paying $4 for a single bunch of celery — the quality of which is no greater than that sold by your local Smart & Final.
Sad.
People will tell you not to invest in real estate in high-crime and blighted neighborhoods
We did just that
We turned one of Dallas's most dangerous areas into a prime investment opportunity
Here's how:
The Challenge
Our target: a small pocket in North Oak Cliff, Dallas - one of the city's highest crime areas. Within a month of our first purchase, we witnessed a drug-related murder.
Even the gang unit warned us away. But we had a plan.
Our Strategy
1️⃣ Critical Mass: We knew one property wouldn't cut it. We started by acquiring 8 blighted apartment buildings from a single absentee seller, all at about 30% occupancy.
2️⃣ Selective Location: We focused on a strategic 3x5 block area, bounded by parks, the Trinity river, a highway, and schools. We couldn't fix all of Dallas, but we could transform this pocket.
3️⃣ Leveraging External Catalysts:
▪ Nearby Bishop Arts District development
▪ $1B+ in public infrastructure improvements
▪ $50M+ allocated for nearby schools
▪ 2018 Opportunity Zone designation
The Execution
▪Intensive management and renovation of acquired properties
▪Expansion of holdings, leveraging outdated perceptions
▪Focus on making the area clean and safe - the bar was low, but the impact was high
The Results
Today, Bishop Ridge is a 23-project urban renewal effort under the Opportunity Zone tax structure:
▪16 renovations (424 units)
▪7 new builds (500+ units)
Current progress:
▪14 renovated buildings (384 units) completed
▪1 new building (47 units) finished
▪4 more buildings (250 units) delivering soon
We're not just developing property. We're cultivating a neighborhood.
The Takeaway
Success in real estate investment sometimes means seeing potential where others see risk. By starting with critical mass and being selective about location, we transformed a dangerous area into a thriving community and prime investment.

The 107 acre site was undesirable based on the wetlands, topography, and granite ledge.
After a second survey, thorough geotech, and long discussions with the town. The project carved out 22 acres for 77 townhouses. Keeping the majority of the land undisturbed.
The site foreman running the show is 26 years old who always wears a smile. Our third development in 5 years working together, bringing continuity to a challenging project.

I'm not one of those realtors, I actually read stuff.
I left my 9-5pm job of almost 10 years in Feb 2023 because any zombie could have done that job and my mind was becoming one. I was bored of doing that monkey job per se.
8 years ago I started buying fourplexes in AZ because I wanted to quit corporate America and wanted to replace my income with rent income. I was working for something meaningful and I was enjoying the process.
As soon as I purchased my first Fourplex there was a shift that changed me and I wanted to do this full time. I saw the potential of rental income and a few years later I saw the potential of appreciation and what could you do with that.
Fast forward to March 2023 a month after leaving my 9-5 I had replaced twice my corporate America income with rental income, it felt awesome, it felt like I had ran a marathon for almost 10 years and finished it, it felt great, and it felt like I could do more things that I wanted to do. It all started because I had written a goal that I wanted to buy a Fourplex every year…
I no longer work 40 hours per week but only work less than 1 hour to do property management admin for all my 26 rental units.
I no longer wake up at 4am, I don’t have to. Sometime I wake up at 7am and it feels fucking great.
I enjoy my newborn 4month old baby boy, I spend the most precious time with him seeing him grow because time flies, you’re literally seeing time passing when you see him grow, unreal.
Sometimes I scroll through Twitter X right after I wake up, I’ve never did that working from 9-5pm because then everything falls out of place and then you’re running late to go to the gym, no time to meditate, no time for coffee, no time to take a cold plunge in a bathtub, no time for the wife, you get the point.
Being free from a 9-5pm is a form of freedom and a superpower that goes beyond being tied to a job, you’re mind runs free to pursue what you want, you read books 📚 you wanted to read for a long time, you spend more time with your wife, kids, you call your family and other relatives, you call your parents more often, sometimes you book a flight to see your family, parents or brothers or a best friend.
Being free also gives you the option to pursue other projects you wanted to take on that really are important to you and I think this is the most important being able to pursue what you want to do.
It could be teaching others to do something, build something, explore a place, being with family, travel, focus on health and mind, finding yourself.
Being free is the best feeling ever.
Being able to pursue and work on what you want makes you feel great and makes you better.
New niche: dumb homes.
No John your refrigerator is not gonna tell you when you need more milk, you can just open it like a freaking human being.
You will not worry about your washing machine being part of a North Korean cyber attack.
Your phone shall be rotary so you can slam it dramatically as the Lord intended.
