That means each subscriber can only be guaranteed 77.75Mbps down / 38.87Mbps up

But one of them is dedicated and the other is shared with up to 32 premises. The same guarantees cannot be made over GPON that can be made over point to point ethernet.

The residential network uses GPON for layer 2 framing (OLT <-> NTD) which is different to ethernet. The NTD provides Ethernet hand off via the UNI-D ports.

The design rules do state that Enterprise ethernet is using Ethernet though and not GPON or other xPON technology.

The NTD does not support GPON/XGPON frames. Only ethernet frames. It's literally a direct connection from the NTD to the FAN.
No xPON technology involved.
