@JustinMacmahan @CalebBa64737043 Buy a condo for 400k but 10% down. At your 7.35% your piti will be about 3k all in. Being conservative let’s say it appreciates at 7% a yr. You now have 140k in equity after 5 years w/out counting what u put towards principal and the 24k a yr you pay in int is all a write off…

@JustinMacmahan @CalebBa64737043 It’s 100% a different investment than it was two years ago, but it’s still a better investment than renting and it’s not particularly close. If you’re looking at it in “investment” terms. Take the $3k a month/36k a year in rent that makes you $0 over the next 5 yrs.

@JustinMacmahan @CalebBa64737043 I’m also self employed like you and I’m able to write off 37k in interest paid per year which is extremely valuable come tax time lol. Lastly homes are still appreciating at these crazy rate! Once rates dip, the bidding wars will come back and prices will jump accordingly…
