@elonmusk@elonmusk saw one in suburban Philadelphia Friday evening. And a bunch teed up in the dealership lot down the road. Philly, not AUS, ATL,or MIA…Philly!
Met with a super nice couple told me they were excited about doing a 1031 exchange.
Real DIY’ers, do their own taxes, sold their home last year FSBO, $125k “over market”.
1031 defers $1.5M in taxes.
Asked me how they can “get around” using a QI. “We don’t want to pay fees”.
@Michael_Asarch@stevegarthwaite 1031 to UpREIT is not a taxable event. once in the UpREIT if you sell, then taxes are due. it may make sense to partially liquidate some of your UpREIT units in a given year. Also UpREIT cash flow typically better than DST cash flow. Key is investing with the right Sponsor.
@stevegarthwaite@Michael_Asarch Steve, this strategy is becoming more commonplace nowadays: 1031/DST —> 721 UpREIT. Provides more optionality to the investor, usually within 3-4 years of initial investment in DST.

I see this happen often. I’m an RIA that focuses on DSTs. Available to chat through your clients situation, educate and share Sponsor track record info.
@ThePortersEdge@shawngorham Steve, have you mentioned to these retiring landlords how selling and 1031 into a DST can allow them to defer taxes and continue to generate decent cash flow. Many of these mom & pops are unaware and all of a sudden the deal pencils for them.
