Sub 5M notes so far but only a year or so into going after these. Lenders definitely do get a lot of tire-kickers.

Public records are easy to navigate once you know where to look but definitely takes some iterating to get to that point and each county has different set up which complicates things.

How much value can one really add?

An office property on Broad St in Downtown Newark NJ just landed in foreclosure so let's take a look at the numbers:

5/5/16 - Purchased for $10.5M with $6M PPM from Signature Bank
6/1/17 - $13.5M Refi - Lakeland Bank
5/8/19 - $33.85M(!!!) Refi - Natixis (CMBS)
9/15/25 - Notice of Lis Pendens

So, the answer appears to be A LOT of value but at what cost?

CFA had been seeking an operator for the new store after securing approvals on the 1.38 AC site but were seemingly unsuccessful.
