@shawngorham No different than me taking my car to the dealer for an oil change. I can do it myself and save money to invest or I can pay the premium and get more time to do other things. There’s a reason they want to sell, and it’s not because they’re chasing a DSTs returns either.

@shawngorham I understand your reasons behind your distaste for DSTs but you’re also missing the point of them. Some people are just tired of dealing with managing a property and are willing to pay a premium to be completely passive. It’s no longer about the best return, it’s buying time back

@realEstateTrent It’s not to say don’t expect a response. It’s to communicate that usually I respond within a few hours but I’m exploring the mountains in Asia so my response time may be much longer depending on when you email me. I include my partners info for time sensitive matters in case.

@realEstateTrent I don’t think it’s 100% yes or no. I put one on when I vacation internationally so I set clear expectations with my investors that my response time may be slower than usual. Typical response time is a few hours but that may not be possible if it’s 10+ hr time difference or remote

@Be_like_legend I struggled to do homework at “normal times” (after school) so I used to have my parents wake me up at 4am when my dad went to work because that was “crunch time” and the only way to motivate my brain to actually do it. Keep in mind I was in 5th grade

@DallasAptGP DSTs can be a great plan B/C as well. Obviously like QOZs it’s all about their end goals but both are great tools your average investor or CPA don’t know much about but should.

@randy_avera @DallasAptGP Friendly advice, if you’re looking to reallocate those proceeds back into RE all that matters is replacing the total property value. You can use leverage to create liquidity without taxation while still complying with the rules. When it makes sense ZC DSTs are awesome for this.
