주식이 도박이라고 교육하는 이유는 주식으로 돈을 벌어 본 적이 없어서고, 돈을 벌었다 쳐도 그 수익이 미미 했으며, 수익이 날 때까지 기다릴만큼의 현금 흐름이 부족했기 때문이다.

대출이 절대 가져서는 안되는 빚이 되는 이유는 대출을 끌어다 카드값을 막았기 때문이고, 생활비로 썼기 때문이며, 레버리지를 활용해서 자산 격차를 벌린 경험이 부족했기 때문이다.

맞다. 이 말에도 함정이 있는건 그만큼 주식으로 수익내는 인구가 많아졌고, 대출 끌어다 매수한 부동산 가격이 지속적으로 올라갔기에 주식과 대출이 긍정적이게 보일 수 있다는거다.

하지만 역사적으로 자본가의 전유물이던 증권투자와 대출을 활용한 레버리지를 지난 20-30년간 개인도 원한다면 쉽게 접근할 수 있었다.

물류센터 거품 터졌다 … 선매입 계약 ˙1조 펑크˙

2020년 말~2025년 국내 자산운용사가 선매입 계약을 체결한 물류센터는 23곳, 약정 금액은 총 3조8000억원에 달한다. 이 가운데 7곳은 계약을 이행하지 않았고 2곳은 계약 조건을 변경했다.

미이행 계약 규모만 1조958억원, 계약 변경 사례까지 포함하면 1조2526억원에 달한다. 이 중 2건은 이미 소송으로 번졌다. 실제 최근 H자산운용은 경기 평택시 포승읍 물류센터 선매매 합의 미이행과 관련해 대주단이 제기한 손해배상 소송의 피고가 됐다고 공시했다. 지난해에는 K자산운용이 경기 시흥시 물류센터를 2600억원에 선매입하기로 한 약정을 철회하면서 계약금과 중도금의 절반을 포기하고 계약을 해지하기도 했다.
