@SacAppraiser & the issue we have for this specific area is that we receive more of the Bay Area migration due to the value you’d get with a home here vs the Tri-Valley
(& the commute isn’t so bad!)
Shaving a little more & more off the lot size seems like the (currently) accepted trade off
@SacAppraiser Lot sizes in Lathrop/Manteca and San Joaquin's new developments are shrinking incrementally.
Our 2001 KB home was traded for another in 2005, where the lot decreased by 1000 sq ft (6K to 5K).
Current layouts Im seeing average 3500-4000 sq ft.
Packing them like sardines!
Why oh why is wage/price inflation so sticky?
Well, it's not because of private workers: here wages and salaries rose just 3.9%, the lowest in 2.5 years.
It's all government workers, where wage growth was 7.8%, just shy of a record high!
@RickPalaciosJr@SacAppraiser Hi Rick! Do you happen to have the data points on a county level? I’d love to look more closely at new builds’ market share in San Joaquin & Stanislaus counties.
Instead of chasing child sex predators or terrorists, the FBI has agents — lots of them — analyzing and mass-flagging social media posts. Not as part of any criminal investigation, but as a permanent, end-in-itself surveillance operation. People should not be okay with this.
