@13alscott@anukewithouttac@bbcquestiontime It’s determined by the market and the market isn’t just buyers but builders (self, rp, council, charity). And so if you have lots of builders competing on price, as well as planning which supports profit/sensible build costs, prices can come down.

@13alscott@bbcquestiontime Don’t agree. Land is broadly cheap (not in London), land with planning is expensive. You could be £100k down on planning to get a no!
Even councils aren’t building on land they own because every day it’s not viable; not due to the return but because of build and regulatory cost.
@K453535@MerryAlbright@danielanadj77 Not quite. Not building the homes and places to accommodate higher populations and regional migration is the problem and it is a ‘politics of land use’ issue.
Even if migration stopped, were millions of homes down so whatever your position, we need to build & reform build costs.
