@kylek191 @gracecthdralprk Zoom out on Berlin and you'll see that right off the main street is suburban/exurban style development. This is true of most small towns in the Midwest. They adopted the same development patterns as larger cities just on a smaller scale.

@123andyp @gracecthdralprk Like many of these nicer small "towns", if you zoom out it is mostly just standard exurban development with a decently maintained main street with an over-representation of antique stores and/or country-themed furniture/decorating stores.

It is mainly just a tourist attraction.

I'd say the argument bears out that there's no extra benefit to being smack dab on the confluence vs near the confluence like STL
