Budget 2024 proposes changes to the capital gains inclusion rate, affecting how much of your gains will be taxed. The Capital gains inclusion rate is set to rise from 50% to 2/3 for gains over $250,000 after June 25, 2024.

A couple notes on this:

1. This could cause a bit of a supply flood before the starting date. Look out.
2. This will disincentivize real estate investors to sell moving forward, making them longer-term asset holders.
3. This will make more investors own as individuals, not corporations.
