A proposed 6-lane Narnaul bypass will require diversion of 9 acres of forest land across 13 patches in Mahendragarh, including reserve and protected forest. The Rs 918.6 crore project is part of NH-148B. Forest diversion proposal is pending scrutiny by @moefcc
In 20 years, the big builders have got almost nothing inside 7 sectors of Gurugram, and the families living there still won't buy their towers.
The stilt plus 4 ban was supposed to push Gurugram families into builder towers. It pushed them into paying more rent instead.
So I drew a red line on Google Maps around the old HUDA sectors between NH48 and Vikas Marg, the same belt where my own office sits, and wrote one question inside it: why do builders hate this area?
Inside that line you have Sectors 31, 32, 38, 39, 45, 46 and 47, Medanta, the HUDA City Centre metro and the Sector 31 market. In 20 years the big builders have got almost nothing here. Two or three Unitech societies and one Raheja, all around 20 years old, and only two new launches, one from Godrej and one from Shapoorji. Everything else is plots, because this land was sold plot by plot decades back and there's no big parcel left for anyone to put towers on.
To understand who lives here you have to look across NH48, because Old Gurugram sits on the other side. When Cyber City and Golf Course Road were coming up and the jobs were moving there, DLF Phase 2 and Sushant Lok 1 were already costly (they're costly today also), so the Old Gurugram families crossed the highway and bought here. For them, these sectors were the new Gurugram.
These are land people. They grew up in houses, with their own gate and their own roof, and they want space that a 3BHK on the 22nd floor can't give them. They're also not fond of gated communities. Their question is simple: why should we pay for our own home? Electricity bill, fine. Property tax, fine. Water, garbage and sewerage, fine. But paying maintenance every month for a clubhouse and a pool they'll never use, that they don't accept.
The next generation can't afford a full plot here anymore, so the floor became the answer. Stilt plus 4 meant one plot could hold four homes, and a family could stay near the Sector 31 market or the Sector 15 Part 2 market instead of driving 45 minutes every day from the outskirts.
Then the High Court stayed the stilt plus 4 policy in April 2026, and on 21 July DTCP froze every fresh approval across Haryana and shut the portal also. So no new stilt plus 4 floors are being started here. Inventory is still there, but much thinner than it used to be, and nothing new is coming at the old prices.
Sit in the Sector 31 market for an hour and you'll hear the theory that the big builders are behind this ban. I can't prove it, and the case in court was filed by residents' groups. What I can see is who gains when no new floors come up inside that red line. If the floors stop, the thinking goes, these families will give up and buy towers on Golf Course Extension Road, SPR or Dwarka Expressway.
They haven't. Builders have tried everything for years and these people still don't want those flats. They're renting in the same sectors instead, waiting for the ban to open so they can buy here only, and that's a big reason rents in central Gurugram keep going up every year. The demand stayed. Only the supply was frozen.
So the administration has a double-edged sword in its hand now. The ban was supposed to send these families to the outskirts, and all it has done is make them pay more rent in the same lanes while they wait.

On Golf Course Road, a flat was recently sold for ₹271 crore. Yet, outside Sikanderpur Metro Station, garbage is piled up and the surroundings are in a pathetic condition.
Is this the real picture of the Millennium City?
Amid the glitz and glamour of Golf Course Road, how long will this civic mess continue?
Who is responsible, and when will there be accountability?

#WATCH | Guwahati, Assam: Chief Minister Himanta Biswa Sarma says, "...Today, I want to challenge Rahul Gandhi: first, address the situation regarding the governments formed during Gyanesh Kumar's tenure (in your states), and ask all of them to resign. Ask the governments in Kerala, Jharkhand, Karnataka, and Telangana to resign, and ask your alliance government in Tamil Nadu to resign as well. And announce that if Gyanesh Kumar remains the CEC, you will not contest the upcoming Uttar Pradesh election. Announce that if Gyanesh Kumar stays, you won't contest the Punjab election. Announce that if he stays, you won't contest in Goa, Manipur, or Uttarakhand. And even if, by some chance, you happen to win an election in any of these five states, declare that you won't accept the seat, simply because Gyanesh Kumar is the CEC..."
