This week's housing market data!
Rates are at their highs for the year, we can see a little slowdown in demand as a result.

➡️Pending Home Sales: We counted 84,000 newly pending sales this week. This was the second week coming in slightly below 2025 levels (-0.4%). Year-to-date, we remain up 3.6%, holding close to our 4% annual forecast.
➡️Pricing: The market remains stable. The median price for pending home sales is $399,900—essentially unchanged (+0.2%) from last year.
➡️Inventory: There are now 1.1 million homes on the market. Supply grew 0.5% this week and is slightly higher than a year ago. If rates remain elevated, we should expect supply to build a bit in the second half of the year.
➡️Days on Market: The average time to sell is now approximately 70 days. This is only 3% longer than last year—a significant improvement from the 15-20% gap we saw earlier this year.

I’ve talked before about the strength we’re seeing in San Francisco, but every market has its own story. One theme we’re seeing across the country is that where there is job growth and economic opportunity, housing demand tends to follow.

Mortgage rates are at their highs for the year. Can the housing market withstand it?
Three independent demand indicators (MBA's mortgage apps, Xactus mortgage intent, Altos pendings) dipped below last year's pace this week, for the first time in months.
The weekly data:
-- Pending sales: 79,000 for the week, down 0.9% vs last year. Tthe first negative print after weeks of running 3-5% ahead.
-- 4-week average: up 1.4% vs last year
-- YTD sales: up 3.8% vs 2025
-- Active inventory: 1.09M homes, unchanged vs last year
-- New listings: 90,000, slightly ahead of last year
-- Median list price: just under $450,000, down 2% vs last year
-- Median pending price (SF): just over $400,000, roughly flat vs last year
-- Price reductions: just over 40% of active listings
We just finished the best Q2 for buyer demand since 2022. But Q3 is starting under pressure.

@RobReffkin is about to change how the industry has been operating for about 20 years when many mls made the decision to sell their data feed to portals-moves brokerages to the forward position of power where they used to be and should still be but haven’t been since around 2004.
