Your state has a pile of money set aside to hand you $10,000-$25,000 toward a house
Free. Real programs, running right now, in all 50 states. And most of the money sits there because almost nobody applies
I sell houses for a living and I watch buyers drain their savings for down payments they never needed to save:
Every state runs a housing finance agency. Most big cities and counties run their own on top. Between them there are over 2,000 down payment assistance programs in America, and they hand out three kinds of money:
Grants. A check toward your down payment. You never pay it back
Forgivable loans. They cover the down payment, and the balance erases itself after you live in the house a few years. Stay, and it was a gift
Deferred 0% loans. No payments, no interest, settled way down the road when you sell
Now the part that disqualifies almost nobody:
"First-time buyer" is a lie of a phrase. In most programs it means you haven't OWNED in the last 3 years. Owned a house in 2021 and sold it? First-time buyer. Welcome back
And the income limits run far higher than people assume. Plenty of programs take households earning $90,000-$110,000 in normal markets. These were never poverty programs. They're "please buy a house here" programs

FHA loan needs 3.5% down: $5,250
State program grant: $10,000
The grant covers the entire down payment plus closing costs. Cash out of your pocket at closing: about $0. People wait 6 years to save what a form would have handed them
"There has to be a catch"
The catch is homework. An application, some documents, and usually a homebuyer education course, one Saturday on your laptop. That Saturday pays $10,000-$25,000. Best hourly rate you will ever earn
Google "[your state] down payment assistance" tonight. The agency site lists every program and every limit
The saddest math in real estate is somebody eating rice for 5 years to save $15,000 that the state was already holding with their name on it

3 Random Tips To Win More In CFB27
1. Master Green Catching
This is currently the highest form of skill-gap in CFB27. I prefer to TAP the button right before my WR catches the ball. It is also better to be EARLIER rather than late.
2. Pistol Runs
These are by far the best runs in the game. Find a playbook that has HB zone and mix in these runs throughout the game. Also helps beating people on the road.
3. Pocket Presense
QBs Throw Power has been massively reduced. (I love this change). You need to make sure you are STEPPING into throws. If you are drifting with your QB you will miss easy throws and be penalized.

Zone Strategy Thoughts
1. Aggressive Zones
I'm very close to the point where I'd recommend telling every CFB27 to play on aggressive zones. I still need to play more with these on but there seems to be very little risk with very high reward.
2. Plaster Settings
Plaster: Aggressive
Plaster Trigger: Time
Plaster Time: Aggressive
These settings feel solid to me, do wish they would plaster a lil faster on default.
3. Conservative Zones.
Can't say I see a ton of value in these outside of 2 minute drills. Flat zones just run a little bit too far back to be an every down defense
4. Quick Adjusting Zone Aggressiveness.
I think this could be a form of really high skill gap.
Turning 2 zones on aggressive with another 2 on default is a very basic example of how this could be used.
