The majority of my business comes from people who already trust me.
Referrals. Repeat clients. Friends of friends who want someone knowledgeable in their corner, not a hard sell.
That is the kind of realtor I am building in Austin.
@NewsLambert Days on market will go ☝️. Prices will soften 👇. We've been here for a few years in Austin. The correction was needed but no one anticipated it lasting this long.
Travel weeks are where the system either holds or falls apart. I still get the workout in before the day starts, even when the calendar looks like a different city. Same rule on deals. The boring consistency is what compounds.
@LoganMohtashami This matches what we see on the ground. Inventory is better than the frenzy years, but it is not a flood. Buyers get choice. Sellers still need to price and present for the market. Deals and diamonds go first.
@mikesimonsen It does. Austin is living in that orange: more choice than 2021, but rate-sensitive buyers still need clarity more than urgency. We are still creating jobs and increasing population, but inventory is stacking again. Shoot your shot, buyers.
@NewsLambert That spread is the story. 7.37% is not just a Fed headline. In Austin it shows up as longer DOM and buyers who need a real plan before they write and sellers should adjust expectations.
Landy Frost Group at Compass is how we do that with a real team behind every client.

The work is collaborative by design.
I listen first. I bring clear local knowledge. I stay close through the messy middle, not just the closing photo. High-level service means you never wonder where things stand.
Buyers: More inventory may mean more options and negotiating room. Shoot your shot.
Sellers: Expect longer days on market. Price for the market, not your emotions. Be prepared to negotiate.
Deals will still get done.
Adjust your expectations. Adjust your strategy.
Another 52-week high
The average 30-year fixed mortgage rate today: 7.26%
Same day last year: 6.37%

10-year treasury yield: 5.13%

A listing does not get stronger because you talk louder about it.
It gets stronger when the price, the photos, and the plan all say the same thing. Quiet alignment beats a loud launch every time.
Before the second showing, write down what you’d walk away from.
Not finishes. Not the lighting in the photos. The real dealbreakers. Budget after repairs. A commute that still works on a bad week.
Decide your line before you get attached.
Referrals aren’t a growth hack.
They’re what happens when someone risks their name on yours, and you don’t make them regret it.
I’ve been in this since 2013. Rankings come and go. What sticks is the follow-through when the deal gets messy.
That standard is the whole business.

10 years of giving back and the goal this year is to eclipse $1,000,000 raised.
This year marks the 10th Annual Landy Frost Group Presents Frosty Gives Back, and we’re getting ready for our biggest night of giving yet.
We’re currently looking for live and silent auction donations, including travel, dining, experiences, products, services, and more.
We also have sponsorship opportunities available, but they sell out every year.
That usually means more room to negotiate for buyers through year-end, and a clearer ask for sellers: price and prepare for the market you’re in, not the one from the first half.
Deals keep closing. The strategy just has to match the moment.
Austin isn’t crashing. It’s slowing.Year to date, sales are still up and pricing is only modestly softer.
September has been quieter so far, with mortgage rates pushing toward 7% and buyers taking a beat.
Where would the Austin real estate market be if the pandemic never happened?
Prices are basically back to trend.
Inventory is about 82% above trend.
Supply already corrected and overshot. Price is just now catching up.
More price cuts, or more buyers from here?
