Our allies and our bases have been attacked. Americans have been killed. Hundreds of Americans have been wounded. We have run down our stock of missiles. And Iran now has veto power over the strait of hormuz, where oil goes through to the world market. 

This is the reason why the price of oil is up. Nobody disputes that. This is the reason the price of diesel is up. This is the reason why the price of just about everything is up.

Meanwhile, you got the defense secretary who's squarely focused on important matters: the jawlines and testosterone levels of our troops. 

These are not serious people. And the problem is you end up having to pay the price for their lack of seriousness.

“Loser” was recorded almost entirely in the living room of producer Carl Stephenson and released in 1994 as the lead single from Beck’s album Mellow Gold.

Stephenson looped a short slide-guitar part from one of Beck’s songs, added a drum break and his own sitar, then Beck improvised the vocal while trying to rap like Public Enemy’s Chuck D. When he heard the playback he said, “Man, I’m the worst rapper in the world, I’m just a loser,” and the chorus was born.

It became the biggest hit of Beck’s career, reaching No. 10 on the Billboard Hot 100 and spending five weeks at No. 1 on the Modern Rock Tracks chart. The track also samples Johnny Jenkins’ cover of “I Walk on Guilded Splinters.” Beck later said the idea of putting hip-hop beats under folk music had been in his head since the late 1980s, the song just happened to arrive fully formed in one afternoon.

1. 40% of homes are owned free and clear (no mortgage). Not distressed sellers so can be patient, wait around, hold firm on price, etc

2. Average homeowner who has a mortgage has 55% equity. Again, not distressed or forced to sell

3. You need to zoom WAY OUT to better understand inventory

In a normal market, there's 2.0M - 2.5M of active inventory on the market

In the last RE crash, guess how much inventory was active on the market? 4.0M

We got a LOT of inventory that would have to come online (assuming demand doesn't increase significantly) before you'll see major drops

Inventory has collapsed a monumental 63% from pre-pandemic norms.

That's the biggest listings contraction of any large metro in the U.S.

This is happening due to a reverse migration trend bringing people back to the Chicago metro, along with a lack of home building.
