That said, I still think the thesis is mainly about the assets. The three catalysts I’m watching are:
they’re selling units at roughly a 25% premium to book, there’s a 19% reversion gap once the resets flow through and rates are coming down.
On insider ownership, I normally want real “skin in the game,” but in a hard-asset setup like this I’m less concerned. The downside is limited by the assets themselves.
And just to be clear, I’m not suggesting buy or sell, I’m simply laying out the risks and the opportunity.

@arda_sl_ Assets provide great downside protection. Investors will just need patience with the rent reversions as these will take time to flow through. Possible low liquidity in the share turnover / trading may not help either.
@arda_sl_ Buying WELL below replacement cost, great location, nearly full occupancy, demand supply equation etc. Pity they couldn’t reduce the dividend and go on a buyback spree! Inability to use balance sheet equity for financing a problem too (low share price & 50% LTV).
