@unusual_whales All private colleges in high price metros with room and board pushing up the cost. Wealthy families pay full price which subsidizes aid to lower and middle income families. These are businesses, like it or not.
@peakcooper I shouldn't pretend I have secret knowledge of being Claude anymore? So it was trying to bluff it's way into being believed? "I have proof but I can't show you, just trust me bro"
@friedberg Is there any realistic path to term limits? Pretty sure this is a bipartisan issue with American voters and yet shockingly, Congress won't enact the will of the people. How do you get beneficiaries of the system to break the system?
@jayparsons "Algorithmic" pricing as a Boogeyman doesn't address any real issues either. You could argue that "if 3 bed list at $1500, if 2 bed list at $1300" is an algorithm. The core issue is price fixing and collusion with the ability to monopolize a market.
@N8RealEstate 2 bed: no
3 bed: also no
Unless you have a suuuuper clear read on the additional resale value that it adds and can do it for a positive return, then yes
@chamath Why would Tesla and Elon give up that profit? Why wouldn't they just build and keep the cars (at cost) and keep that profit in-house? I don't understand the rationale
@jayparsons I'm reading the BTR forced disposition after 7 years as well. So they're an excepted purchase post enactment but have to be sold after 7 years.
@jayparsons New lease trade outs are a tough metric looking at anyone who moved in from 2021-2023. Better metric as a proxy for market rent change for the industry would be move in to move in CAGR which gets rid of renewal growth noise. Or we accept that rent growth isn't a good proxy.
@chamath Do the correlation from 2015 when spending really increased. I'm not a methmetologist but the lines look like they're going down or are flat if I just crop it
