The Finance Minister has brought down the Capital Gains Tax from 20 % to 12.5 % for Immovable Property but has done away with Indexation for the immovable property sold which is a tremendous loss to the tax payer. If someone bought a house in 2002 for Rs 40 Lakhs and sells it in 2024 for 2.00 crores ,earlier he used to get indexation benefit of taking the cost of the property at 40x 3.63 (Indexation rate for 2024-25) I.e 1.45 crores and pays capital gains tax on balance 55 lakhs only @ 20 % ie 11 lakhs whereas now he will have to take the property cost at 40 lakhs only (without indexation) and pay capital gains tax on the balance 1.60 crores @ 12.5% ie Rs 20 Lakhs. Therefore there is a clear loss of 9 Lakhs to the tax payer!
