@bobbyfijan Good point. Entitlement costs tend to be a synecdoche of constraints on supply & demand elsewhere. Boulder can rent seek because it artificially constrains supply
@bobbyfijan I do a lot of financing in Boulder County, CO. Legal battles, waiting for permits & inclusionary zoning are huge burdens. 1 project the investors bought the land in 2020 & are still waiting on permits. Cost per market rate lot has gone from $85k to $664k
