I'm sure they're trying to squeeze the brokers, but my sense is that the major banks really need to bring out competitive direct to consumer loan offerings (like Unloan) to really make a dent
@db_econ My thought is the opposite. So much of retail banking is a loss leader to sell mortgages...
Just look at the average fee paid to a mortgage broker - if you can afford that level of customer acquisition cost, there's so much more fat to cut

Marginal changes in AU's competitiveness compared to its direct alternatives can trigger massive differences in long run outcomes if agglomeration starts to work against you.
@db_econ There are more degrees of freedom than that. We already have issues with startups achieving some scale and then moving to Singapore.
It's going to be bad if the investors condition later investment on a redomicile to Singapore or the US
