@ron_usher@FIVRE604 @VancouverRHN City bylaws generally are only forward-applying so that's why you have non-conforming but permitted uses & grandparenting issues. Strata bylaws can't authorize an activity that is already prohibited by city bylaw or senior gov't statute (unless those allow the carve out for that)
@VancouverRHN I've only read the article but if he is an owner then there's no reason that he cannot receive the proxies of other owners. I don't do much RESA regulatory work but I suspect it doesn't come into play (because he's an owner).

Unlike the EHT, the SVT doesn’t run with land so this has been brewing for a while to get to the point of a lien being filed.

@DouglasTodd@TerryGlavin@TheEconomist If you are referring to last week's changes to the federal legislation, foreign buyers of homes are very much still prohibited from buying. The changes that were made were a limited attempt to mitigate the damage to housing supply that the legislation inadvertently created.
