@averagemoneymd I wouldn’t touch the mortgage at a 3.75% interest rate. Maybe pay down $50k with the money you receive. Assuming you get a least a 2% yield from your investment portfolio you can pay an extra $60k/year from your investment cash flow and have the mortgage paid off in 5-7 years.
