@Jamie_Lane I know it’s beautiful out there, but I never understood building/buying a lake house where there’s no lake front property, it just screamed bubble to me. But I continue to be humbled by RE markets so I’m sure it will continue to thrive.
@bethanyjbabcock If you want value, go to an online dealer (ie. Blue Nile) and buy a loose diamond. They show you surface area, not just carat, and you can save a little by getting a diamond with a lower color rating and leans toward blue discoloration. Blue Nile can set it or any jeweler
@patrick_oshag I think that’s probably because the vast majority of “financial advisors” are actually just salespeople and it’s hard for a computer to fear monger in the same way.
Middle-aged Midwesterners are their own species. They're known for instinctively try to turn anything into a casserole like a beaver building a dam over a speaker playing the sound of running water. Just look what Chicagoans did to pizza.
@free_mkt@flynn_bob Aggregators aren’t the ones defining the buy boxes and they aren’t balance sheeting 99%+ of the loans they originate. Cap markets are.
@free_mkt@flynn_bob The issue is capital markets interest in buying these loans dried up mid to late last year as the fed funds rate kept getting pushed up. Once capital left, originations froze and aggregators (not just PS) couldn’t keep up with OpEx on servicing fees alone.
