@nzsd@ScootFoundation@sands659 You’d also have to get rid of the 80m high gantry cranes and container towers at the Port which extend right through it already making it largely redundant in the real world
@ScootFoundation@sands659 the best part of this viewshaft is its origin point requires a member of the public to purchase or rent a boat and sail it to the middle of the Waitemata. Buildings in the City Centre need to be limited in height so that the museum is supposedly still visible from that point.
@nzsd@FrankMcRae@EnzerEnzer But they are just copying Sydney on this. Their real innovation was creating a new specialism of “Residential Amenity Expert” in response to the NPSUD policy in amenity
@nzsd@FrankMcRae poorly designed, fast, ad-hoc changes are probably still better than poorly designed, slow changes which still don't respond to the law (e.g. Auckland Council's 6-year "attempt" at implementing the NPS-UD)
@RichardHills_@sands659 Unfortunately its the type of feedback Council will say is "economically inefficient" and that apartment development is better concentrated in places like Manuwera and Papakura.
@FrankMcRae Hopefully reform leads to something more sensible. North Waikato/ South Akl still a big issue / gap IMO, I also think the Mangawhai / North Akl relationship (post SH1 to te Hana) needs way more consideration ASAP
@FrankMcRae Except those are stupid things for regional Council’s to coordinate as their administrative boundaries are based on water catchments and not urban housing/ employment markets.
@nzsd but its not a prohibited activity. There is a consent pathway available and if the site is already subdivided and heavily earthworked based on the article photo its not clear what the adverse effects on HPL would actually be (notwithstanding the terrible Blue Grass decision)
@nzsd@ajdlinux that could be the start of a great new legal grift for a couple years where you trawl NZ's primary and secondary legislation looking for loopholes.
@nzsd@ajdlinux I've done two hearings in the past year for a fast food operator where the activity was permitted and the rationale of notification was effectively related to special circumstances / community interest type arguments.
@nzsd That would severely undermine Auckland Council’s strategy of rolling out stone pavers that turn into ice rinks with the slightest amount of rain across the City Centre but support infrastructure providers who replace them with sloppily heaped asphalt after they dig them up
@EricCrampton Detailed studies of the site even found that the land wasn't economically viable for productive uses. so all they ended up with was less housing
@nzsd@EricCrampton The presence of a rail station is only 1 factor in land value though, you need so many other amenities to make apartment development stack up due to its cost/ risk. They are struggling to make high density work on the vacant land around the new Mt Eden CRL station.
