@bazsox Off market deals aren’t stressful. You can build a relationship with the seller, possibly make creative financing, and take your time. When everyone knows...the sellers want the highest and best offer agents/wholesalers get involved...and it's harder to make the deal work.

@drsaqibqureshi @PeterLBlock @Ask_Allix @GlenKunofsky @cre_davis This year the biggest challenge I’ve faced is determining whether to sell an investment property. I am numbers and I see less risk and stronger value buy selling and developing in a more aggressive market. I overcame this by comparing both markets and doing a risk assessment.

@TheBrokeAgent I’m having flashbacks. 😖 As a rule of thumb, I always ask 3 questions:
1. Who will be on the loan with you?
2. Who is gifting you?
3. Who will be at the showing?
If #3 isn't 1 or 2, their input is irrelevant bc they have no skin in the game.

@bazsox “my condolences...” then tell them who you are and ask what they plan to do with the property. Then ask them if they need any services- a handyman, an attorney, anything to be of help in their time of need and build trust. Then follow up w/ a letter or card.
