Eastern/Southern Europe:
The focus in Europe has revolved around places such as Spain, Portugal, Italy and France where prices are comparatively high.
In parts of Eastern and Southern Europe prices are 70-90% lower.
Wealthy investors are already quietly buying land. Smart capital is quietly accumulating agricultural plots, rural houses, and pre-development land in areas where infrastructure projects are due to launch in 2026–2030.
Some locations to consider:
Bulgaria (areas around Plovdiv, Veliko Tarnovo)
Romania (areas around Cluj-Napoca, Transylvania)
Northern Greece
Inland Croatia
Bosnia (In particular the river valleys)
These locations combine low taxes, motivated sellers, and come with huge tourism upside. The land is finite and quietly becoming a place to store wealth.

The rare books market quietly collapsed in recent years with very little media coverage.
Genuine, high quality first editions are underpriced compared to prior norms. The following could all experience a resurgence:
Sci-fi first editions (Asimov, Clarke, Philip K. Dick) these could all do well due to AI themes.
Other 20th c. signed first editions (Atwood, Murakami, McCarthy, etc..)
Romantic 19th century literature
Bronte first editions could be a focus. Lower first-edition supply then contemporaries like Austen and comparatively undervalued. Focus on first-editions.
Original maps and travel atlases
Particularly pre-1800 atlases, early world maps and first state copperplate engravings. Look for works by Ortelius, Blaeu, Speed, Mercator.
The downside here can be low. The wealthy always invest in culture.

The focus on gaming wasn’t the right move though and if they’d focused on another niche like Perps or AI they’d probably be top 10.
