There are 3 types of real estate investor guys
1. The financial guy
2. The sales guy
3. The real estate guy
The financial guy can make great deals happen because he fully understands the financial engineering behind them. He’s super valuable, because most people are sales or real estate guys. He also typically has great lending relationships.
The sales guy can pitch the vision of the project better than anyone. He is also great at relationship management - with brokers and tenants. He arguably can bring the most value to a project by getting tenants to the table or finding a great off market deal from a broker.
The real estate guy knows real estate inside and out and has a great feel for a good project. He can visualize what a property can be, not what it is now. It’s almost just a sixth sense some people have. These guys have the vision to close deals without lease extensions and are the ones you hear doing home run deals that nobody else thought of.
I’ve come across a lot of investors that occupy 2 of the 3 categories, rarely all 3. You really only need 1 to be uber successful. The ones that have all 3 are generational.
@Budgetdog_ My wife and I have found that if you spend a lot of money on an expensive experience, it raises the standard for how incredible it needs to be for it to be worth it.
For instance, we get just as much joy out of a cheap meal out as a nice restaurant.

It’s an ego thing.

@JOBhakdi One possible solution is charging centers in major metropolitan areas which are staffed with detailers. I think your assumption is that robo taxi will employ no humans. There certainly could be someone who just vacuums the cars and charges them. Wouldn’t take much.
@Jaredkotter Jared, I recently made the decision as a business owner to cancel our family’s health insurance. The cost was going to be over $1,000 per month. The reality is that when you are cash paying at the hospitals, you get major discounts and they put you on a payment plan. Worst case.
@theficouple I go back and forth constantly on this decision. For me and my family we are going with the index funds. I find people who own that much real estate rarely sell it whereas people with stocks feel more comfortable enjoying their retirement. Real estate people keep on working.

Here's what I think about AI.
It's improving fast.
Faster than any of us can understand.
It will change things.
More so and in ways we can't anticipate.
The coming transformations will likely be chaotic.
We want to keep our shit together.
And society cohesive.
The games of power, wealth, status won't be enough.
We need something else that binds us.
That's hard because most things divide us.
When we're divided, we hurt each other.
There is one thing we agree upon.
No one wants to die right now.
That's pretty cool.
Even if you believe in an afterlife.
You still don't want to die right now.
No matter your religion, nationality or ethnicity.
No body wants to die right now.
This is a good place to start.
It's possible that things will change so much.
And so fast.
That we will conclude.
The ideas of the world no longer make sense.
We need new ideas about ourselves and each other.
We can now think bigger than ever before.
Not just about wealth, status and power.
But about discovery, knowledge and exploration.
About fulfillment, love and experience.
As we dream.
Certain things may no longer make sense.
For example, harming your body or mind.
Or hurting another human.
Or polluting earth which is really polluting ourselves.
History shows us that new ideas come about.
They change how people understand life.
And reality.
Sometimes new ideas are radical.
Making the previous era look unrecognizable.
Like democracy, germ theory, relativity or computers.
Change is coming.
Now is a good time to prepare ourselves for change.
And to warm ourselves up.
That new ideas may be coming.
And while that may feel scary and foreign.
We can have courage that we will be ok.
That we are resilient and strong.
That we may be entering.
Into the most magnificent era to ever emerge.
