Used city documents for size... could @MLS & @MLB coexist and have a jam-packed 365-day calendar? You'd have to ensure the soil, once cleaned, decontaminated & solified could also house a ASE/Museum in one building. Parking could be across the rails, with a REM opening in 2030 & walkways over rails.

If there was 15-20 seconds left and they kick a FG maybe. Not with 36 seconds and 2nd down
