Every time I share data on the amazing financial strength of American homeowner, the commenters are fixated on 2007.

Let’s state it plainly:

➡️LTV is way better now than in 2007.
➡️Credit quality and credit scores are way better now.
➡️Almost no one is under water now.
➡️Now American mortgages carry the best debt terms in the history of mankind.

The only thing in common with 2007 is that home prices went up. Everything else is different. That was a debt- and speculation-fueled bubble. This is an equity driven period.

Any way you look at it, American homeowners are in incredibly strong financial shape. It’s truly a remarkable situation.

The challenge for the country is not that home owners are strapped.

The challenge for the country is that this is NOT true for those who don’t already own.
