Florida’s net domestic migration fell from 310,892 in 2022 to 22,517 in 2025. That is a 93% drop, per Census. Florida now ranks 8th in domestic migration, behind Alabama.
Yes, unemployment is up to 4.7%. That doesn’t disprove affordability pressure. It proves the labor market is softening at the same time housing costs remain high.
Median Florida home prices are still around $400k, mortgage rates have roughly doubled from late 2022 to almost 7%, and insurance is still among the highest in the nation.
No one is saying Florida is California. The warning is simpler: Florida’s entry point used to be its advantage. We are losing that advantage.
And ADUs are not the whole answer. They are one tool. So are smaller lots, duplexes, townhomes, starter homes, faster permitting, and lower regulatory costs.
The goal is not less single-family housing. It is more ways for working families to enter the market.

Florida stopped asking that question in 1983. We turned our backs on a tool that lowers costs, reduces reoffending, and gives people a reason to change.
It’s time we start asking again.
