@archhistory My great grandparents Moishe Yukel and Rifka Bernstein and their children (including my grandfather Saul) lived next to the synagogue at 38 Maria. The interior is wonderful.
Dotty's was a snack bar that my mother Dorothy Webber (Bernstein) operated in the 1960s and early 1970s. It subsequently became my cousin's ice cream stand. This is next door to Bernstein's, a store that my grandmother Bella opened 100 years ago and is still in business.
I'm appreciative to be given the opportunity through @urbanformation to contribute land economics and development cost analysis to this affordable housing initiative.

@VoteSheenaSharp I’m leading a development permit system (“CPPS”) study for @SaugeenShoresON, with the explicit aim to deliver affordable housing. Work just stated so stay tuned. Leading the consultation is @wearePROCESS_ and economics by @DowntownTO.
During the winter 2021 semester another strong @rysurp studio group examined the affordable housing potential of a Green P site at 15 Denison for @HousingNowTO. They also had to deal with contradictory financial feasibility, planning policy and urban design objectives.
This project provided a motivated @Rysurp group with a meaningful affordable housing studio experience. It helped them understand the need to challenge existing approaches. Thanks to @HousingNowTO for being an engaged and focused client.
