Lots of common ground here on an intractable problem looming over our political economy🏡
Restrictive zoning is part of the problem, but liberalizing zoning on its own does not solve the equity financing problem.
Further, concentration among home builders and shareholder primacy in equity financing models are artificially constraining supply.
Aside from the need to address housing market concentration at the local level, there's general consensus that revolving loan funds are an under-utilized solution.
And, as moderator @talmonsmith put it: "Single variable analysis can leave out far too much."
