A developer’s job can be split into three buckets
1. Project Management
2. Financial Analysis
3. Fundraising

At large companies, you might only focus on one. Small developers need to be experts in all three

Project Management
It takes hundreds of people to turn land into a building. Architects, contractors, engineers, and public officials to name a few

Developers make sure everyone’s on the same page heading towards the same goal - from entitlements to lease up, and beyond

Financial Analysis
• Find land at the right price
• Control the budget up to & during construction
• Manage the asset when construction is done

This bucket is for the Excel wizards

Fundraising
On a $100 million apartment building, the math breaks down something like this..

Bank: $60 million
Investors: $30 million
Developer: $10 million

90% of the project is funded by banks or private investors.

You need to find those people and show them why your project is worth putting their hard-earned money into

So to the younger me, or anyone else reading this and hoping to get into development, pick your bucket(s) and start building!
