Genentech helped turn South San Francisco into the biotech hub that it is today.

50 years later...

They're making another bet on the city.

Plans are moving forward for their new gRED Center, a 1.25 million square ft research campus overlooking the Bay.

The project would include:

• 6 interconnected life science buildings
• 1.25M SF of research + office space
• Open-air central courtyard
• Floor-to-ceiling glass
• 7-story parking structure
• ~1,800 parking spaces
• 26.6-acre development site

Architecture is being designed by Foster + Partners and CannonDesign.

Genentech says the new campus is being designed to bring together human biology + massive-scale laboratory research + AI + advanced computational science.

Basically, a physical campus built for the next generation of drug discovery.

Construction could run from 2027 through 2033.

What started with Genentech in the 1970s has grown into one of the largest biotech clusters in the world, and 50 years later...they're still betting on South SF for what's next.

There's plenty of new development along the Woolwich and Greenwich rail line.

The Tiamo House sits on a busy street in Hà Tĩnh, Vietnam, built to shut that street out without shutting the family off from nature.

Dom Architect Studio split the 130 square meter plot into layers instead of one solid block. The old garage became a front porch, a small garden and aquarium sit just beyond it, and the living spaces open onto long verandas that pull air straight through the house.

The client’s brief also had to answer to Hà Tĩnh’s flooding. The garage sits low, the main house sits higher, and a short run of steps between them keeps the living space dry in the rainy season without cutting the visual line between inside and out.

Bare brick, grindstone, raw wood, and unfinished concrete carry the whole material palette, chosen because the owner, a photographer, wanted a house that looked like the materials it was actually made of.

A house that hides from the road, floods with the season instead of fighting it, and still leaves nothing hidden about what it’s built from.

At full buildout, Link would span roughly 116 miles across five lines connecting Everett to Tacoma with branches reaching Ballard, West Seattle, Kirkland and Issaquah, alongside expanded commuter rail and BRT.

Few American regions are thinking this big about transit.

Now comes the hard part: finishing the map.

My hot take is, this should just be a frequent Metra service

I just see it eventually coming under public ownership or having to be bailed out (look at Brightline) Plus as a Metra service it would run to union & could be easily integrated into a electric Metra regional network

This could be one of the biggest transformations in Berkeley.

Ashby BART's massive surface parking lot could become an entirely new neighborhood.

Here are the first renderings:

• Up to 600 apartments
• 50% permanently affordable
• 5 new buildings
• 6–8 stories
• ~25,000 SF of retail + community space
• New public plazas
• Improved bike + pedestrian access
• Potential health clinic and/or childcare
• All directly on top of BART

Before BART, this land WAS a neighborhood with homes and businesses, but most of it was demolished when the station and parking lots were built.

Now we're coming full circle again I guess...

I'm a huge fan of transit-oriented development like this. Can't wait to watch this one evolve.
