1. Maybe the revenue add takes several years. Seller needs the capital now for another project/investment
2. Seller has a personal distressed situation
3. Seller has already added the revenue required to achieve their ROI. Doesn’t mean there’s more to squeeze..

@CREdebtlawyer I’m not sure a perfectly nuanced reason is required. Be honest, it’s very simple. Rates have squeezed all the juice out of the deal for the buyer. Seller can acknowledge that or not. It’s not rocket science.
