The $1,500/month increase is the headline. The trap it created is the real story.

Nearly 60% of the 50.8 million active mortgages in the US carry rates below 4%. Those homeowners are functionally frozen. FHFA research found that each percentage point of rate lock-in reduces a homeowner’s probability of selling by 18%. When 30 million people can’t rationally sell, inventory stays crushed and prices stay elevated for everyone else.

So the system runs in a loop. High rates lock existing homeowners in place. Low inventory keeps prices high. High prices require even higher incomes to qualify. The typical household would need a 59% income increase to afford the median home.

The people who bought in 2021 got a lower payment and a moat. Everyone who didn’t is paying $1,500/month more for the privilege of living on the wrong side of it.
