I don't mean to alarm anyone, but I have strong evidence to suggest that the growth in the supply of homes relative to the growth in demand dramatically impacts real rents....

I don't know what to think now, I've been told so long that demand wasn't a thing in Australia.....

I often get told Australia is better than most other places in the world.

No s***.

You couldn't drink the water out of the tap when I was growing up overseas.

I'm still thankful to this day for clean water out of the tap.

But thats not the point though is it, its about comparing the same place against itself over time.

Its here we start to fall down.

We have had 13 years of 0 growth in per capita living standards once adjusted for population composition and labour force participation.

Meanwhile, a cohort of mostly wealthy over 55s is streaking ahead as most others, including their poorer elder compatriots fall behind.

Folks can either choose to acknowledge and confront the reality, or get bushwhacked by it when populism and discontent rises to the point of being inescapable.
